House will be rehabilitated LARGO A house at 427 Fifth St. NW will be rehabilitated under a city program. The scope of work includes a new roof, windows, lead-based paint abatement, water heater, floor coverings, plumbing and electrical repairs and upgrades.
The total project cost, which is estimated at $36,759, includes $33,269 for the rehabilitation contract, $490 for loan closing costs; and an estimated $3,000 for temporary relocation, architectural services, progress inspections and miscellaneous costs. The owner will receive a deferred loan of $30,959 which does not require payment until the property is sold or the first mortgage is fulfilled. The home owner closed on the loan Nov. 19.
West Bay redevelopment plan approved LARGO The Pinellas Planning Council approved the West Bay Community Redevelopment District plan Nov. 18, city of Largo officials said. Basically, the plan, which Largo commissioners approved in July, includes requirements, planning tools and regulations to provide a framework for new development and growth along the West Bay Drive corridor, which consists of 315 acres.
The plan also addresses the need for transportation improvements. The proposed streetscape is designed to provide pedestrian pathways to transit stops, building entrances and parking lots.
The history of West Bay redevelopment dates back to 1990, when the City Commission established a need for a redevelopment district.
City officials then said that the area had a declining tax base, inappropriate land uses, a lack of pedestrian improvements and inadequate street layout and unsafe intersection crossings. The Pinellas Board of County Commissioners will have a public hearing on the plan Jan. 19.
