Economy blamed for slowdown in development projects

SEMINOLE – Due to a downswing in the economy and other factors, most development projects in Seminole have been suspended or put on hold.

Following is a list of the projects and their current status as outlined by Seminole City Manager Frank Edmunds May 6 during a City Council workshop:

- Seminole Mall. City staff have had discussions with the ownership group but no plans have been submitted for review.

- Park Street Retail Center. Kohl’s Department Store, Ross Dress For Less, Total Wine and Famous Footwear are open. Two outparcels fronting on Park Street are being developed for a Verizon store and two others for Starbucks Coffee and Kinkos/FedEx stores. Another of the outparcels is owned and is proposed to be developed by Fifth Third Bank. The last outparcel has no development proposed.

- Jesse’s Landing site. A land use and zoning amendment has been submitted to change the zoning from townhomes to commercial.

- Seminole Isles. All construction has been stopped at this site on Park Boulevard across from Lake Seminole Park. The development is approved for 420 condominiums and 88 townhomes. Only six of the 14 condo towers (180 units) have been built but all 88 townhomes have been built. No more condos are proposed by Beazer Homes until the real estate market improves.

- Hutchinson property. The former Hutchinson property at the east end of 70th Avenue has been approved for a 12-building, 219-unit apartment complex. Infrastructure is currently being installed but none of the apartment buildings have been built.

- Women’s Hospital site. The former Women’s Hospital site at 9575 Seminole Blvd. is vacant and in foreclosure. No plans have been submitted for development.

- Bay Pines Mobile Home Park. A site plan for the Bay Pines Mobile Park 59-acre project has been approved for 1,119 units comprising condos, townhomes and apartments. No development order has been issued to allow for any construction. The site plan expires Aug. 17.

- Boca Club Court. Three single-family homes are under construction at Boca Club Court, a single-family subdivision on 54th Avenue next to Seminole United Methodist Church. The plat is for a 22-lot subdivision. Two homes have been completed.

- Former Kash n’ Karry site. There is no activity at the former site of a Kash n’ Karry grocery store on Park Boulevard.

- Bank Atlantic. The bank has submitted a site plan for review to occupy the former Park Auto Mall site on the northwest corner of Park and Seminole boulevards. There has been no activity on this site since November.
