TARPON SPRINGS – The Belleair Capital Group has entered into a development agreement with the city of Tarpon Springs to continue work on developing vacant land into the Bayshore Heights subdivision.
The property, located between Loquat Drive and Bayshore Drive, will likely include 65 lots ranging from 7,500 square feet to 16,000 square feet, allowing for larger yards and more separation between houses. Each house also will have a minimum of a 2-car garage and at least 1,600 square feet of living space (which does not include the square footage taken up by the garage), and the developers estimate homes will sell from the high $300,000s to the low $400,000s. Belleair Capital Group plans to use one builder, likely a national company, to build all of the houses in Bayshore Heights.
Water and sewage will be provided by the city, and all utilities, roadways and drainage will be brought up to current city standards, including curbs, gutters and sidewalks. A 4-acre dry pond will be used to maintain wildlife as well as serve as a location for water drainage to prevent flooding.
